Design and
Construct Process

The design of your dream home takes several steps.

1 – Initial Consult re: Specs, Ideas and Budget

Initial meeting on site or at our office with our Construction Manager and Estimator. This gives us a chance to get to know what you are hoping to achieve and answer all your questions. It is also an opportunity to run through design and construct process in full. Ensuring you have all the information that you need to move forward with the design process. As a result, this meeting will take approximately half an hour.

2 – Designer Site Measure and Preliminary Designs

Our hand-picked designers will meet you on site if possible to assess the land and/or measure the existing property to get the preliminary designs up and running. This will take approximately one hour so that they can visualise your ideas and ambitions for the property.

3 – Preliminary Pricing

The preliminary pricing stage ensures that our translation of your ideas and ambitions align with the original budget. This is a very important step in the process as it avoids the uncomfortable problem of having a full set of designs completed that can’t be achieved under the original budget. This pricing step typically takes about two weeks to be completed.

4 – Design Alterations and Finalisation of Working Drawings

This is our chance to revise and adjust the design drawings to ensure the realisation of your ideas under the agreed upon budgetary constraints.

5 – Soil Testing (if required) and Structural Engineering

At this point we can proceed with the soil testing and engineering. Soil testing typically takes one week to schedule and complete. Structural engineering can take up to two weeks to be finalised.

6 – Final Pricing

Once we have all the correct information and the finalised plans, test results and engineering details. We complete and present a revised fixed price quote for the project. Then, we see this as a vital step in the process, as without a fixed price quote the job can be prone to budget blowouts, variations costs and time delays. We certainly don’t want this! This process typically takes about 7 business days to complete.

7 – Financing

This is your opportunity to finalise the finance for the project. We can also recommend a fantastic mortgage broker.

8 – Contract Signing

Now that all the hard work is out of the way. We can sign the contract and book in a start date! Often celebrated by a bottle of champagne at our office.

9 – Building Approvals and Certification
